Janitorial Operations Manager Job Description

Janitorial supervisors or operations managers work to keep an organization’s facilities clean and well-maintained. They prepare budgets for janitorial services, supervise and allocate tasks to janitors, inspect maintenance activities, respond to clients’ complaints and maintain inventory of janitorial supplies. Janitorial operations managers can work in diverse settings, from colleges and hospitals to hotels and office buildings.

Using the Skills

To do their roles competently, janitorial operations managers need excellent analytical and math skills. When developing an annual janitorial budget, they must be able to analyze the organization’s cleaning and maintenance needs, consider the cost of supplies and factor in unforeseen expenses to determine the amount of money the department needs for the year. These managers need strong negotiation skills and some business acumen to negotiate best prices with suppliers of cleaning supplies and equipment, and personnel management skills to supervise a staff that may include cleaners, janitors and plumbers. Problem-solving skills are as well important, as janitorial operations managers must address various challenges, such as prolonged water shortages.

Managing Staff

It is the job of a janitorial operations manager to effectively allocate tasks to janitorial workers. At a university, for example, the manager may assign some cleaners to students' living quarters, others to administrative offices, and others to lecture halls. If an area -- such as college dispensary-- requires specialized cleaning, the operations manager may conduct training sessions to improve the facility workers’ knowledge of hospital cleaning chemicals and clinical waste disposal methods. When an organization needs to hire more janitorial workers, it is the janitorial operations manager’s job to interview and hire new employees.

Meeting Sanitary Standards

Janitorial operations managers have a duty to ensure their workplaces comply with relevant federal, state and local sanitation regulations. For example, managers working in restaurants must ensure the establishments have sewage systems that are separate from other drainage lines, in accordance with the Food Safety Inspection Service's sanitation performance standards.

Other duties include supervising the work of cleaning and maintenance contractors to ensure compliance to contract specifications, and coordinating emergency cleaning services during disasters such as floods.

Getting There

Although janitorial operations managers in small companies typically begin in entry-level cleaning positions and work their way up with experience, large companies prefer individuals with at least an associate degree in facilities management, building maintenance or another related field. The Cleaning Management Institute offers a custodial supervisor certification that aspiring operations managers can obtain to heighten their job prospects.

Experienced managers with an advanced degree, such as a bachelor's or master’s degree in facilities management, can advance into executive positions such as director of janitorial services in large establishments.

According to the Bureau of Labor Statistics, the mean annual wage for first line supervisors of housekeeping and janitorial workers in 2013 was $38,380. The lowest-paid supervisors got at least $22,090, while the highest earners pocketed up to $59,320.
